Affordable New Jersey Communities for Homeowners and Renters (ANCHOR) This program offers property tax relief to New Jersey residents who own or rent property in New Jersey as their main home and meet certain income limits. This year's ANCHOR benefit is based on residency, income, and age from 2025.
We will file on behalf of most eligible homeowners who are under 65, not collecting Social Security disability/Railroad Retirement disability benefits, as well as most eligible renters of all ages . We sent those residents their ANCHOR Benefit Confirmation Letter on August 10, 2026, with details of the upcoming filing.
If you did not receive a letter and are eligible to apply, you may file an Application for Property Tax Relief on your own. Senior residents or residents collecting Social Security disability or Railroad Retirement disability benefits can apply now using the combined application, PAS-1 .
Homeowners Under 65/Not Collecting Social Security Disability/Railroad Retirement Disability Benefits Recipients and Renters If you received last year's ANCHOR benefit by direct deposit, the Division will use the same banking information to deposit your 2025 benefit.
If you receive a letter and need to change your banking information, prefer to request a paper check, or if you are not eligible for the property listed on your ANCHOR Benefit Confirmation Letter, you will need to follow the instructions below by September 15, 2026.
Updating Banking Information or Requesting a Paper Check If you need to change your banking information or prefer to receive a paper check, you must file your own application by September 15, 2026.
Click on "ANCHOR Eligibility and Filing Information" Select "File Property Tax Relief Application" Your Social Security number or ITIN (If applicable) Your spouse's/civil union partner's Social Security number or ITIN and birth year After submitting your application, you will receive a confirmation number for your records.
If You Are Not Eligible for the Property Listed If you know you are not eligible for the 2025 ANCHOR benefit for the property listed, you must notify the Division by September 15, 2026. Select: "I received an ANCHOR Benefit Confirmation Letter and DO NOT want an application filed on my behalf."
Your Social Security number or ITIN (If applicable) Your spouse's/civil union partner's Social Security number or ITIN and birth year If you qualify to file ANCHOR for a New Jersey property you did occupy on October 1, 2025, you need to file an application on your own for that property to receive your benefit.
Senior Homeowners and Social Security Disability/Railroad Retirement Disability Benefit Recipients You must complete the combined Application for Property Tax Relief, Form PAS-1, to file for your ANCHOR benefit, even if you do not qualify for all three programs. You must either file online or complete the paper application; we will not automatically file the application on your behalf. Renters.
We will automatically file Form PAS-1 on behalf of most eligible New Jersey renters based on the information from your prior year's application. We will begin sending those residents their ANCHOR Benefit Confirmation Letter on August 10, 2026, with details of the upcoming filing. ANCHOR Renter Eligibility Requirements You were a New Jersey resident; and You rented and occupied a residence in New Jersey that was your principal residence (main home) on October 1, 2024; and Your name was on the lease or rental agreement; and The rental property was subject to local property taxes, (see Qualified and Non-Qualified Rental Properties); and Your 2024 New Jersey gross income was not more than $150,000.
