Affordable Housing Corporation | Homes and Community Renewal Affordable Housing Corporation Affordable Housing Corporation The New York State Affordable Housing Corporation (AHC) creates homeownership opportunities for low- and moderate-income families by providing grants to governmental, not-for-profit and charitable organizations to help subsidize the cost of newly constructed houses and the renovation of existing housing.
AHC 's Affordable Home Ownership Development Program (AHOD Program) provides grants to governmental, not-for-profit and charitable groups to: Promote home ownership among families of low and moderate income for whom there are few affordable home ownership alternatives in the private market. Stimulate the development, stabilization and preservation of New York communities.
Home buyers can access this program by connecting with one of the AHC grantees listed below. Grants are made to government and non-government sponsors (Grantees) that develop affordable housing or assist homeowners in funding necessary repairs. These Grantees are responsible, in turn, for ensuring that the homebuyers or homeowners are income qualified and otherwise eligible recipients of funds under the Program.
Grants are not made directly to individual homebuyers or homeowners. Residents interested in these home ownership opportunities or home repair services should see the Current AHC Grantee List section of this page to find a resource in your area.
Eligible applicants include the following: Municipalities, including municipal housing authorities and housing development fund companies, and Not-for-profit corporations and charitable organizations that have affordable housing or home improvement as one of their primary purposes. If you are a single-family home builder and wish to get involved with AHC projects, you may merge your efforts with an eligible applicant or current Grantee.

Maximum Grant Amount & Income Limits Grants are available for up to $75,000 per unit with the implementation of a tiered award structure dictating the limits on per unit award amount based on the depth and/or length of affordability of the households served.
Grants are given to projects servicing individuals or families who generally earn between 100% and 166% of the HUD Low Income Limits. Current Notice of Funding Availability, RFPs and Applications AHC Notice of Funding Availability AHC will be accepting applications immediately after this NOFA is released until such time that all of the AHC funds have been appropriated. A Notice of Funding Availability (NOFA) and a Request for Proposal (RFP) are being issued jointly on August 1, 2025 for the 2025-2026 funding round.

Grantees are listed in alphabetical order by region. For each Grantee listed you will see the organization's name, address, phone number, county/counties it serves and the type of AHC projects it undertakes. Homebuyers should look for Grantees that do "New Construction" and/or "Acquisition/Rehabilitation" projects.
Homeowners needing assistance with necessary renovations should look for Grantees that specialize in "Home Improvement" projects. To find a Grantee in your area, click on the appropriate region below.

Grant program that provides financial assistance for the construction, acquisition/rehabilitation, or improvement of one-to-four family owner-occupied dwellings. Grants are available for up to $75,000 per unit with the implementation of a tiered award structure dictating the limits on per unit award amount based on the depth and/or length of affordability of the households served.
Eligible applicants: Municipalities and not-for-profit corporations, municipal housing authorities and HDFCs. Grant funds provide a subsidy to “write-down” the cost of the unit or the repairs to the unit. A minimum of 40% of the total development cost of the project must be provided by other private and public sources.
(Except for Home Improvement Projects) Applications are evaluated on a competitive basis. Evaluation criteria includes: income bands of households served (based on HUD’s Low Income Limits); significant local commitment; reasonable development costs; need for affordable housing; and the strength of development team. Homes must be owner-occupied and four units or less.
Condominiums, cooperatives and manufactured homes are also eligible. Residents must meet income requirements. Funds are to be equitably distributed throughout the State, and among urban, suburban and rural communities.
No more than 50% of the total amount appropriated for the program may be allocated to projects in a single municipality. Promotes stability and preservation of neighborhoods and communities while stimulating employment.
