Business Matching Grants (Interior Upfit Improvement Grant, Security Improvement Grant) is sponsored by City of Charlotte. The City of Charlotte offers matching grant programs to support commercial property owners and businesses within designated Business Corridor Revitalization geographies. These grants help improve building appearance, enhance safety, and upgrade interior spaces.

Tenant Improvement Fund Program (TIP) | LISC Charlotte Tenant Improvement Fund Program (TIP) Tenant Improvement Fund Program (TIP) Tenant Improvement Fund Program (TIP) Tenant Improvement Program (TIP) Through TIP, LISC Charlotte will provide financing to small businesses completing renovation projects to their retail spaces to support economic development initiatives.

Financing from TIP is available for credit worthy small businesses seeking to complete commercial upfit projects in the Beatties Ford/Rozzelles Ferry corridor of Charlotte, North Carolina.

TIP seeks to accomplish the following: Create opportunities for more small businesses to have a physical presence in the West End corridor, which will generate more job pathways and stimulate the economy in the West End corridor neighborhoods; Advance the economic recovery and resiliency of the West End corridor; and Avoid displacement of legacy businesses and residents of the West End corridor.

Minimum Eligibility Criteria For-profit corporations, limited liability companies, or partnerships under North Carolina law (sole proprietors are not eligible). Demonstrated commitment to pursue economic development initiatives in Charlotte, North Carolina. Entity seeking to secure financing through TIP must use the financing to complete a project located in the Beatties Ford/Rozzelles Ferry corridor.

LISC will review and assess each request for financing through TIP, taking into account various factors including, but not limited to, feasibility of each project, potential community benefits generated, and the number and quality of jobs generated. Each selected entity will receive zero percent financing in an amount between $50,000 and $250,000 to pay for “eligible expenditures” (see below).

Grants may be available to accompany LISC zero percent financing. Grants may not exceed the amount of the LISC project financing in each request. Each selected entity will receive TIP financing to pay for renovation activities to a leased or owned commercial space located in the Beatties Ford/Rozzelles Ferry corridor.

Examples of eligible uses include the following rehabilitation activities: Painting, décor updates, and wall repair Flooring, doors, window maintenance and minor updates Awning and signage install, repair, or updates Installing or repairing cabinets, countertops, built in shelving Functional maintenance, updates and repair of appliances and hood, water heater, and HVAC equipment Site improvements such as landscaping and parking lot maintenance A 10% equity commitment is required.

Equity should be equivalent to 10% of total award (ex. $150,000 award = $15,000 cash equity required). Borrower must prove equity injection into project prior to LISC funding being disbursed (ex.

Paid invoices). Each selected entity is required to repay TIP financing as a monthly payment, due on or before the first day of each month for the term for the TIP financing provided. Please click here to access the TIP Intake Form.
