At that time, the application portal can be accessed from the link below. For the Fall 2026 open application period, we will leave the applications open as long as funding remains available. Please understand that making the open period dependent on funding availability means that applications could close again on short notice, so make sure to complete applications and make requested updates in a timely manner.
Also be aware that an eligibility letter does not guarantee that funding will be available when an eligible buyer finds a home to purchase. Please carefully review the information below, as well as theDown Payment Assistance Program Handbookbefore beginning the application process. **Most recent program guidelines include:** * The current Down Payment Assistance cap will be 20% LTV with a maximum loan of $30,000.
* Monthly PITI payment must be between 25-30% of monthly household income. * Private home inspections are required, and results must be submitted with the sales contract and other required Metro DPA documents. * The application portal will open August 17 th and be open as long as funding is available.
* Household makeup cannot be changed after an application is submitted: if there are any questions about who should be included in the household, please email a DPA Coordinator for clarification _before_ submitting an application. * For many reasons, the ability to communicate by email is essential to the DPA program.
If the homebuyer for any reason is unable to communicate by email, they will need to designate someone to send and receive emails on their behalf, and they will maintain full responsibility for all information transmitted by email.
## **About the Down Payment Assistance Program** The Down Payment Assistance Program provides low- to moderate-income homebuyers with down payment and closing cost assistance for purchasing a home in the Louisville Metro area. Funds can be applied to the purchase of an existing or newly constructed home. The program is not limited to first-time homebuyers, but prospective homebuyer(s) may NOT currently own a home.
Down Payment Assistance is in the form of a partially forgivable loan with 0% interest. Homebuyers must occupy the purchased home as their primary residence for a period of 5 – 10 years, depending upon the amount of assistance received. By the end of that specified period, 50% of the loan shall be forgiven.
The remaining balance is not due until the sale of that home. The maximum amount of assistance per homebuyer will be no more than 20% of the purchase price, not to exceed $30,000. Before beginning application process, please carefully review Down Payment Assistance Program Handbook.
Current household income caps (80% AMI): Current home purchase price caps: * Existing Homes (single family): $260,000 * New Homes (single family): $331,000 1. Complete homebuyer counseling (6-hr minimum) from a HUD-approved counseling agency. If applying with co-applicant, both must complete the course.
Married couples must apply as co-applicants. 2. Select a lender and realtor to help you through the process (this must be done before the application is approved, but lenders and realtors can be changed during the process if necessary; please notify the DPA staff if a change takes place).
3. Apply to the Down Payment Assistance Program by clicking the link below. _**Please allow 45 days for Metro review and verification.
**_ 4. Homebuyer(s) receives letter of eligibility, stating entrance or denial into Homebuyer Assistance Program. 5.
Homebuyer(s) shops for a new home with the assistance of their realtor. 6. Upon an accepted sales contract, homebuyer(s) submits Home Purchase Packet, executed sales contract, and primary loan documents to Metro.
7. Metro staff underwrites the loan and presents to the Case Review Board. 8.
Homebuyer(s) receives conditional commitment letter from Metro, stating the amount of assistance available to purchase that home. 9. Metro Office of Housing inspector coordinates with realtor.
Home must receive a passing inspection in order to receive Metro assistance. 10. Lender, Realtor, and Metro coordinate with the homebuyer to close on the home.
