We’re proud to partner with you as you provide the funds and education so many need to get to the closing table. What did that partnership look like in 2025?
$46 million distributed through the AHP Homeownership Set-aside Program, reaching 2,591 low- to moderate-income households earning 80% or less than the area median income with downpayment, closing cost, and/or rehabilitation assistance $20 million distributed in the form of 1,359 homeownership grants through the Workforce Housing Plus+ program, which reaches borrowers with incomes between 90. 01% and 120% of AMI $1.

Affordable Housing Program FHLBank Atlanta is committed to helping the communities of our member financial institutions grow and prosper.
We offer a variety of homeownership and rental products as well as services to help connect our members to business drivers in their markets, including real estate professionals, developers, local governments, Housing Finance Agencies, and nonprofit organizations. Each year, we set aside 10 percent of our annual net income to invest back into our members' communities through our Affordable Housing Program (AHP).
These resources help members to provide critical funding for affordable housing development throughout the communities they serve. In addition, our community investment advances offer reduced rate funding that also provides critical support for affordable housing and local economic development.
Addressing a Pervasive Issue The FHLBank Atlanta Heirs' Property Law Clinic at Georgia State University College of Law will serve as a high- impact experiential learning program for law students and a critical access-to-justice initiative for underserved communities. AHP Homeownership Set-aside Program AHP General Fund Overview In addition to our annual Affordable Housing Programs, FHLBank Atlanta provides our members with other community development opportunities that support housing and benefit low- to moderate-income families and underserved communities. The programs and funding may change yearly based on the Bank’s district needs, but always serves our overall mission to support housing.
Click here to learn more. Community Partners Product Members can grow their customer base and mortgage originations while supporting those vital members of the community who help others for a living.
Community Partners provides home purchase assistance to current or retired law enforcement officers, educators, health care workers, firefighters, and other first responders; veterans or active-duty members of the U.S. military or their surviving spouse. Both first-time homebuyers and non-first-time homebuyers may be eligible.
Community Rebuild and Restore Product With the Community Rebuild and Restore Product, members can support homeowners in their community whose homes have been damaged by a natural disaster.
Community Rebuild and Restore provides up to $25,000 for the rehabilitation of an existing owner-occupied home located in “Major Disaster Declaration” or "Emergency Declaration" disaster areas as designated by the Federal Emergency Management Agency (FEMA).
First-time Homebuyer Product With FHLBank Atlanta's First-time Homebuyer Product (FHP), members can expand their reach into the first-time homebuyer market, originate new mortgages, and help their customers close. First-time homebuyers can use these funds to help cover closing costs and down payments.
Affordable Housing Program General Fund - Rental and Ownership The AHP General Fund is a flexible source of funding designed to help member institutions and their community partners develop affordable owner-occupied and rental housing for very low- to moderate-income families and individuals. Affordable Housing developers and other organizations partner with our member institutions to seek competitive subsidy funding or low-cost loans.
