The City of Lansing Community Development Office has partnered with Capital Area Community Services and Capital Area Housing Partnership. If you own and occupy a single-family home located in the City limits of Lansing and meet the income eligibility requirements, you may qualify for assistance to address housing repairs that threatens the safety of occupants or will cause continuing damage to the property if left unattended.
You may qualify for the Home Repair Program if you meet all of the following requirements: * You own and occupy your single-family home as your sole place of residence for a minimum of six months. * You must be the recorded owner of the property. * The home cannot be located in a floodway.
* Your mortgage payments, property insurance, and property taxes must be current at the time of application. * Total household income may not exceed theincome guideline in effect for the program year.
**Examples of Eligible Repairs** * Foundation repairs (crack repairs, leaks, sump pump installation, etc.) * Roof with active leaks causing structural damage or electrical hazards * Accessibility modifications, window and door replacement * Other repair items as approved All repairs are completed by independent contractors who are licensed and insured. Contractors are selected through a competitive bid process.
The Home Repair Program is funded through the Community Development Block Grant from the U.S. Department of Housing and Urban Development. * Zero percent (0%) deferred interest loan * Funding available up to $40,000 * Secured with a Promissory Note and Mortgage on the property * Ten-year forgivable loan when compliance is met * The first $15,000 will be forgiven after five (5) years.
Starting the sixth year, the loan will be forgiven at the rate of 20% each year and forgiven after 10 years when compliance is met. The loan becomes due and payable in full if you vacate, sell, transfer or assign any legal or equitable interest in your property during the compliance period.
