ALERT: Georgia Mortgage Assistance is no longer accepting new applications as of March 1, 2026. ## Help for Homeowners in Need If you have experienced a financial hardship due to the coronavirus pandemic that resulted in mortgage delinquency or created a risk of imminent foreclosure, we may be able to help. **Georgia Mortgage Assistance (GMA) is a limited-funding program.
Assistance is provided subject to the availability of Homeowner Assistance Funds (HAF). Eligibility and submission of an application do not guarantee approval or receipt of funds. Funding may be exhausted prior to the approval of all eligible applicants.
** Please note: The GMA application portal closed on February 28, 2026, at 11:59 PM due to limited program funding and a high volume of applications. At this time, our team is focused on processing applications that were submitted prior to the portal closing. Applications are reviewed and processed in the order they were received.
This approach allows us to responsibly manage the programs available funds and ensure a timely review of applications currently in our pipeline. If you need immediate assistance or have a scheduled foreclosure sale date, contact your mortgage lender right away or speak with a HUD-approved housing counselor for guidance and support. ** ##### Please read the frequently asked questions (FAQs) and watch the videos on the resources page before you apply. ##### About the Homeowner Assistance Fund Georgia received Homeowner Assistance Funds (HAF) from the U.S. Treasury through the American Rescue Plan Act of 2021. The funds serve to provide relief to homeowners who suffered financial hardships due to the coronavirus pandemic.
The Georgia Department of Community Affairs administers the funds through the Georgia Mortgage Assistance program. Assistance comes in the form of a Grant, up to **$50,000** for eligible homeowners. ##### Pandemic Assistance Offered Eligible homeowners can receive up to $50,000 in assistance via a Grant.
##### Types of Assistance 1. **Mortgage Reinstatement:** A one-time payment to the lender to catch up or reduce delinquent payments or payments currently in forbearance. * Must owe three (3) or more mortgage payments to be considered for reinstatement assistance * Payments owed before February 1, 2020, or over $50,000 cannot be considered for assistance.
For homeowners with mortgage payments outside the assistance parameters, a written workout arrangement approved by the lender for the difference, if the homeowner is otherwise eligible for assistance, must be included in the application. 2. **Principal Curtailment:** A one-time payment to the lender to reduce the total mortgage loan balance.
* Permanent Loss of Income 3. **Housing Related Expenses:** A one-time payment to the vendor to bring or help bring the housing expense current. * Delinquent Non-Escrowed Property Taxes * Due or Delinquent Non-Escrowed Property Insurance 4.
**Refinance Loan Program:** A refinance loan option for homeowners unable to find mortgage relief solutions with their lender or servicer. * Low 3% fixed interest rate * No minimum credit score * Terms up to 40 years (based on affordability) * Housing counseling, loan origination, attorney, and title fees are all paid by the GMA program. 5.
**Homeowner Stability Assistance Program (HSAP):** Offers assistance to prevent future mortgage delinquencies, foreclosures, and defaults for homeowners who suffered home damage from the 2023 tornadoes or Hurricane Idalia, Hurricane Helene, and Tropical Storm Debby.
* Offers assistance to reduce the financial burden of mortgage and rental payments for homeowners temporarily displaced due to property repairs or replacement via the Community Development Block Grant Disaster Recovery Program (CDBG-DR) only * Homeowners must visit the CDBG-DR webpage to learn more and complete a survey to determine their eligibility. 6.
**Homeowner Rehabilitation Program (HRP):** Assists homeowners who suffered home damage from the 2023 tornadoes or Hurricane Idalia, Hurricane Helene, and Tropical Storm Debby.
* Offers assistance for critical housing repairs sustained by certain natural disasters that caused homeowners to be involuntarily displaced if not addressed * Provides home repair assistance for up to $50,000 * Homeowners must visit the CDBG-DR webpage to learn more and complete a survey to determine their eligibility. ##### Application Process 1. Please review the FAQ and Resources information before you begin an application.
2. Click “Begin Screening” to start your online application. Review and answer the preliminary questions.
3. Set up your profile using an active email that you often check and remember the following: * All homeowners, borrowers, and spouse living in the home are considered applicants and must be included on the application. * Social Security numbers and income (all sources) are required for all applicants and household members.
* The most current mortgage statement(s) will be needed to enter information in the Loan section if there is a mortgage loan. 4. In the Assistance section, select the type of assistance being requested, noting the requirements.
5. In the Hardship section, list the hardship caused by the pandemic, including details of how it resulted in significant financial hardship. 6.
In the Documents section, upload the required documents pertaining to Identification and Income (all applicants) and Property Verification. 7. Review the application for accuracy and completeness.
Download, e-sign (all applicants), and submit the application. If you have a foreclosure sale date, notify Customer Service. 8.
Check your application status (online) and email each week for application assignment and communications. ##### Refinance Program- NEW! ##### Have you suffered a significant financial hardship due to the pandemic and need a long term solution?
Our Refinance program may be able to help. The Refinance is a LOAN, with a 3% fixed interest rate. The loan has income and loan amount limits, and other underwriting criteria apply.
