The NMB CRA offers grant incentive programs that help property and business owners mitigate the costs of exterior and interior improvements.

Business Assistance Microgrant Business Assistance Microgrant Program assists qualified business or property owners with costs that are directly related to opening of a new business, improving an existing business, remedying code violations, providing ADA access, assisting existing businesses struggling due to business interference, blight, or disasters and eliminating blighting conditions in targeted areas of the North Miami Beach CRA.

Business Assistance Microgrant funds may be used for improvements to properties that are not eligible for grant funding from other sources available in the area, or to supplement grant funds awarded by other sources. Priorities include projects that can use CRA funds to leverage other public and private investments and bring new business and restaurant/entertainment venues to distressed areas.

The Business Assistance Microgrant (PDF) Façade & Business Site Improvement Program This program encourages property and business owners to enhance their existing business sites through exterior improvements. This includes most exterior elements from windows, doors, paint, design elements, etc. The CRA provides 80% of project costs up to a maximum contribution of $20,000 per existent property address with a maximum of 3 addresses.

Façade and Business Site Improvement Program Application (PDF) Wastewater Connection Assistance Grant The “wastewater system assistance” is intended to improve older properties in the redevelopment area by connecting to the sewer system (“wastewater system”).

Applicants should demonstrate how the program assistance will: improve property values; improve public health by eliminating old septic systems; augment business expansion and attraction opportunities; reduce the time for tenants to attain business licenses; and help applicants expand sales revenue, improve competitiveness, or enter new markets.

Wastewater Impact and Connection Fee Assistance Program Application (PDF) Strategic Improvement Program (SIP) The intent of the SIP program is to serve as a catalyst to stimulate private investment; reduce or eliminate financial gaps in development projects; support the development of new economic generator activities in mixed-use environments/facilities; generate leasing activity for retail and restaurant uses in mixed-use buildings that contain residential uses as well; encourage quality design; and secure key anchor tenants to enhance the marketability of adjacent properties.

The maximum amount allotted under this program is up to 50% of project costs up to $250,000 for expenses such as impact/building permit fees; site improvements such as sidewalks, landscaping, signage; building improvements such as facades, awnings, roofs; and tenant improvements.

Real Estate Development Accelerator (REDA) This program is to assist major development projects experiencing a financial gap between their projected income and the construction and development costs.
