Upper Darby Township First Time Homebuyer Program is sponsored by Upper Darby Township. Funded by Community Development Block Grant Funds, this program helps potential borrowers purchase their first home in Upper Darby Township. It is a forgivable loan.

Upper Darby, Pennsylvania - First Time Homebuyer Program NEW: One Center Request Line: 610-734-7625 A Home Rule Community, Established 1786 Community & Economic Development Small Business Empowerment Hub Small Business Empowerment Hub Operating Hours Community Development Block Grant (CDBG) Community & Economic Development Projects First Time Homebuyer Program Understanding Ordinance 3155 "Smoke Shop Ordinance" First Time Homebuyer Program Community & Economic Development > First Time Homebuyer Program The program objective is to create sustainable and affordable homeownership for low­ and moderate­ income first time buyers by down-payment and/or closing cost assistance.

Assistance will be in the form of a 0% interest forgiveness loan, forgivable over the period of affordability. The First Time Homebuyer Program offers a maximum of $20,000 in assistance to qualified buyers. Financial assistance for this program is federally funded.

The Federal Government sets certain requirements for this program that will be followed throughout the process. Buyers are required to contribute a minimum $1,000 toward the purchase of the home. Total purchase price includes the price of the house, the addition of the closing costs.

The total price of an existing home cannot exceed $304,000 and the total price of a newly constructed home cannot exceed $365,000. The sole purpose of the property must be for owner-occupied homeownership and property must be located in Upper Darby Township. T he funds may be applied only towards the purchase of a Single Family Dwelling (i.e., row home, twin, single).

This program will not pay any money towards the purchase of a Multi-Family Unit (i.e. duplex, etc.). To obtain financial assistance, the annual gross income of ALL DEED HOLDERS AND RESIDENTS must not exceed the FY 2025 limits shown below. These limits are subject to change annually: Household Size Income Limit *The income of any person listed on the deed, even if they do not live at the property at the present time, must also be taken into account.

**Total income for the year 2024 tax return, including earned income, pensions, workmen's compensation, welfare, unemployment, child support, alimony, dividend income, interest income, social security, rents received for rental property(s), etc. Annual income is determined by the sum of the amounts on the prior year's Federal Tax Return, W-2, and 1099 forms, which you must provide in your application.

ALL persons in the home 18 years of age and older must include their income unless they are a full time student. (If a student is buying the home income must be included) Incomes of people under the age of 18 are not to be included.
